North Florida and Panhandle Home Improvement Costs

This region covers Northeast Florida (Duval, St. Johns, Clay, Nassau, Flagler) and the Panhandle (Leon, Bay, Okaloosa, Escambia, Santa Rosa and others). Labor costs are often lower than in South Florida, so our calculators apply a planning adjustment of roughly 5 to 10 percent below the statewide midpoint. That is a generalization; the Panhandle coast has very high wind exposure.

Northeast Florida

Jacksonville has historically seen fewer direct hurricane landfalls than much of Florida, but storms still cause damage, especially from flooding. Irma in 2017 brought record flooding along the St. Johns River. Inland design wind speeds are among the lower ones in the state, which can make code-compliant products and engineering somewhat cheaper. Coastal St. Johns and Flagler beaches face higher wind and surge exposure.

The Panhandle

Hurricane Michael made landfall near Mexico Beach in 2018 as a Category 5 storm, destroying or damaging thousands of buildings in Bay and Gulf counties and well inland. Hurricanes Ivan (2004) and Sally (2020) also hit the Pensacola area. Rebuilding after Michael showed that newer code-built homes generally fared better than older ones, and many Panhandle homeowners now invest in stronger roofs and opening protection.

Freezes

North Florida gets freezes most winters. Exposed pool plumbing, pool equipment and outdoor generators need freeze precautions that South Florida homeowners rarely think about.

Permitting and contractors

Jacksonville's consolidated city-county government handles permitting for most of Duval County. Smaller counties may have fewer contractors, which can lengthen wait times even if hourly rates are lower. Verify licenses through the Florida DBPR.
